Quality Control – ‘Good enough’ isn’t good enough at JHL
Our field personnel are extremely adept, and necessarily so. We realize that, in the construction industry, quality can be elusive. Our policy to ensure quality is to man each of our jobs with employees who understand that value has to be built into every bit of the project, no matter how small. This attitude results in top quality buildings that exceed owner expectations. JHL is dedicated to producing the highest quality of craftsmanship on every project. This is never compromised.
Top quality craftsmanship is, however, only part of our equation for quality. JHL’s entire project team is involved in the ongoing process of Total Quality Management; we constantly look for ways to better serve the owner’s needs, whatever they may be. It is our policy to suggest superior building materials and cost reduction strategies designed to assist the owner in meeting their quality and/or cost objectives. Quality control walks are conducted weekly by both the Project Manager and the Superintendent. A deficiency list is issued to the subcontractors weekly and the items are corrected as we go, this keeps the quality in check and sets the standard the contractors know is expected which in turn limits the final punch list.
Owner/Architect/Contractor Meetings
Communication is key during the construction phase. JHL will facilitate weekly Owner/Architect/Contractor meetings. Items discussed in these meetings will include; schedule, budget, submittals and shop drawings, RFI’s, inspections, etc…
Schedule Control
Weekly on-site meetings will be established and attended by the project manager, project engineer, and superintendent from JHL Constructors, as well as any necessary subcontractors. The owner, the architect, and any other consultants will be encouraged to attend each of these meetings where we will discuss all pertinent issues. The project manager and superintendent will hold separate weekly meetings with the key subcontractors to review their two-week or three-week look ahead schedules, overall progress, change order history and any safety concerns.
Site-Logistics & Safety
Our project team, along with the owner will establish a site logistics plan. This plan will address material storage and staging, delivery areas and restrictions, construction personnel parking, street closures, safety, and anything else necessary for the specific project. JHL will meet with local jurisdictions and any other groups affected by the construction to communicate the plan.
Cost Control
A detailed schedule of values will be established at the award of the project. All costs will be tracked using this schedule of values throughout the construction process and any change orders will be logged in and reflected in the schedule. The job cost management system that JHL utilizes is the Prolog project management system, which tracks costs by phase as well as detailed accounting by invoice and labor hours. This system is tied directly into our RFI tracking system as well as our change order management system, this helps to insure efficient administration of your contract.
