Location: Parker, Colorado

Description: 
As currently designed, the project consists of a 2-story building of approximately 53,400 s.f. containing units of memory care along with common and support spaces and 45 assisted living units with common and support spaces. The site is approximately 3.14 acres on the corner of Mainstreet and Dransfeldt in Parker. The building will be licensed through the State of Colorado Department of Public Health As a New Residential Board and Care Facility. The building will be:

• Type 5A: Combustible, 1 hour fire rated construction (IBC)
• Type V-111: Combustible, 1 hour fire rated construction (NFPA 101)
• Fully sprinklered per NFPA 13
• lnstitutionall-1 and 1-2 Occupancy classifications.

This is a HUD project so Davis Bacon Rates are in effect. The rates will be listed under files/plans.
