“Silagi Development & Management, Inc. would personally like to thank the entire JHL Constructors team for the tremendous renovation of our office property. We understood that this was no small undertaking, and knew that no ordinary contractor would suffice. JHL Constructors stepped up to the plate and not only exceeded expectations with regard to quality and safety, but did the job in considerably less time.”

- Moshe Silagi, Silagi Development & Management, Inc.

“We could not be more pleased with the completed project, the professionalism of your staff and subconsultants, and your commitment to meeting the project schedule. Going into the project, we collectively knew that the schedule the City asked your firm to meet was aggressive and potentially not achievable should anything go wrong, but your team’s “can-do” attitude and solution oriented approach successfully met every city milestone along the way. I would like to emphasize to you what a joy and pleasure it was for me and my staff to work with a contractor that accepted responsibility for their actions, met their commitments, and did what they said they would do. Working with your firm was a breath of fresh air for the City team!”

-Abel Moreno, City of Westminster

“We think highly of JHL Constructors and would not hesitate to recommend them.”

-Amy Spatz, Aurora Public Schools

“We brought in JHL and SLATERPAULL as a design/build team and presented them with our limited budget and our grand vision. JHL, along with SLATERPAULL completely nailed our vision. I can’t say enough about the professionals JHL has had on our site. I credit JHL with delivering a product I am not sure others could have for the budget we provided them. Every step of the way I felt like we were getting the very best value for every dollar on our project.”

-Sandra Weckerly, Flagstaff Building Corp.

“The schedule was short and the budget was tight. You and your team met each challenge and exceed our expectations each time. Your approach to Design/Build with SLATERPAULL was refreshing and allowed the owner to have cost guarantee, and was executed to our total satisfaction.”

- Leonard Arnold, Owner’s Representative for Crown Pointe Academy

Preconstruction

JHL’s preconstruction services whether a project is being delivered under a Design/Build or a CM/GC contract is treated very much in the same manner. We view our role in the preconstruction process as the facilitator for the owner, orchestrating a harmonious partnering between the design disciplines and the subcontractors to achieve the GMP early in the design process. We take a very proactive approach to preconstruction and do not wait for documents to be given to us to price before getting involved. Our preconstruction team attends all of the design charrettes and progress/coordination meetings so we can stay current on every intricacy of the design. Our preconstruction services have no limits. We do whatever necessary for a successful project and a satisfied client.

Cost Estimating

Detailed estimates will be generated throughout the design phase; typically at schematic design, design development, 50% drawings, 90% drawings, and 100% drawings. These estimates and our subcontractor pricing are entirely ‘open-book’ to our clients and architects. JHL utilizes PlanSwift software for performing take-offs. This software provides accurate quantities and is a great visual communication tool for our clients. (Example below)

Value Engineering

JHL will continuously review the construction documents and provide system cost analysis to help determine the best value for our clients.  We will make recommendations on ways to save on costs, without affecting the quality or look of the design. JHL will also provide advice on life-cycle costing of systems and alternative systems. JHL will present our value engineering ideas and the associated savings at the weekly design meetings with the entire team. Additionally we will work with the architect to develop alternates to be priced out at the same time as the base bid, in order to take advantage of the competitive bid market for both the base bid and alternates. We are on the cutting edge of the best products and systems with the most economical value.

Constructability Reviews

JHL will perform constructability reviews continuously during the design phase. We will review the plans from a builder’s perspective and identify areas that could cause risks, affect the progress of the project, or save the owner money. Constructability reviews will be done by the estimators, project manager, superintendent, and we ask our subcontractors for their feedback as well. Issues that arise will be discussed and resolved in the weekly design meetings.

Preconstruction Scheduling

At project award, JHL will meet with the owner and design team to put together a preliminary schedule utilizing P6 by Primavera Systems, Inc. The preliminary schedule utilized during the design phase will be expanded upon through interaction with each of our subcontractors as well as input from our own work force to create a manageable schedule to ensure that the project is completed on time. This schedule will incorporate critical dates for decision making, permit procurement, bid packages, shop drawings, procurement of long lead items, phasing, and owner occupancy requirements.

LEED & Green Construction Planning

JHL employs six LEED Accredited Professionals with the experience necessary to guide our clients and architects in green design decisions. Even if a project isn’t seeking LEED Certification, projects can still incorporate green ideas into the design and construction that can save money on operating costs, improve occupants comfort and productivity, and lower carbon footprint.

Cost Control

JHL has a long history of establishing detailed and accurate GMPs early in the design phase. On average, the variance between our GMP and final construction cost is under 1.5%, with the majority of the change due to Owner added scope. This successfully history is the result of our thorough preconstruction approach and active involvement in the design process.

Quality Control

For JHL, quality control starts in preconstruction. We make sure that the systems and details on the plans will result in a quality project. If there is a question regarding specified scope, JHL will bring the issue up in the design meeting to be resolved. Quality control also involves proper subcontractor selection. We prequalify subcontractors and make sure that they have a successful project history and are financially capable to complete the scope of work.

Market Analysis

Our preconstruction team keeps a close watch on construction materials and labor costs. We analyze the market and look for materials and systems that will get the best value for our client’s money.  JHL has several procurement strategies to mitigate cost escalation of materials and labor:

  • Early identification of volatile materials and long lead materials
  • Watching the market and analyzing pricing and trends of volatile materials (copper, steel, etc..)
  • Utilizing subcontractor/supplier knowledge of the market
  • Locking in pricing early (material pricing typically increases the first of the year)
  • Purchasing materials early and storing them off -site if necessary
